The Medicine Hot Springs estate in Montana’s South Bitterroot Valley is scheduled to be auctioned without reserve on March 10 by Elite Auctions.

The Medicine Hot Springs estate, located at 260 Medicine Springs Road in Montana’s South Bitterroot Valley, will be auctioned to the highest bidder without reserve on March 10. Elite Auctions is managing the sale, and the property is currently listed for $7,950,000. The estate spans 119 acres and is positioned for residential or potential commercial use.

The property includes a 3,797-square-foot main residence, 12 guest cabins—four of which have been fully renovated—and a gathering space called the East Game Lodge, which features a pool table, loft bedroom, kitchen, and bathroom. The estate can accommodate up to 40 guests, and the main residence has commercial kitchen potential.

The estate holds senior geothermal water rights dating back to 1908, when it operated as Medicine Hot Springs, a healing bathhouse. The property features a 2,046-square-foot hot springs pool, a hot tub, and historic soaking tubs. The chemical-free hot springs flow at 94°F to 114°F and naturally fill the pool, hot tub, and soaking tubs.

Medicine Hot Springs is bordered on three sides by U.S. Forest Service land, providing direct access to fly-fishing, hiking, horseback riding, and ATV trails. The estate is located within Montana Hunting District 270, an area known for elk, whitetail deer, and mule deer hunting. The Bitterroot River, recognized as a fly-fishing destination, is nearby. Lost Trail Powder Mountain Ski Resort is located 30 minutes south of the property.

Open houses for the property will take place on Saturdays and Sundays from 1-4 p.m., beginning Feb. 21. The auction will be held at the property on March 10 without reserve. Glacier/Sotheby’s International Realty Broker Jeanne Wald holds the listing.
