Days Inn Airport/Maine Mall Hotel Set for Sale and Renovation

The Days Inn by Wyndham Airport/Maine Mall, soon to be rebranded as Spark by Hilton, is listed for sale. The hotel is currently undergoing a comprehensive renovation and is set to reopen in May as a Days Inn and then transition to a Spark by Hilton in September 2025.

Hotel Location and Accessibility

The Days Inn, soon to be Spark by Hilton, is strategically located in the bustling Portland, Maine, market. Thanks to its proximity to highway demand, commercial hubs, the airport, and recreational areas, the hotel has superior visibility and easy accessibility. It is situated directly opposite Maine’s largest shopping mall, which provides a range of amenities for travelers.

Investment Highlights

The sale of the hotel comes with several notable investment advantages. The hotel is undergoing a significant renovation as part of its conversion to a Spark by Hilton, which will effectively reduce the hotel’s age. The property is located in the South Portland/Maine Mall/Scarborough submarket of the Portland metropolitan trading area, only two miles from Portland International Jetport and mere minutes from downtown Portland.

The hotel’s advantageous location near an I-95/295 off-ramp and proximity to the Maine Mall and various eateries and retail outlets enhance its visibility and accessibility.

The seller has secured a Spark franchise agreement and is in the process of extensively renovating the hotel. The transition to a Spark by Hilton in September 2025 will significantly upgrade the hotel’s market position, aligning it with other Hilton choices. As part of the Hilton brand, the hotel will benefit from the popular Hilton rewards program, reservation system, loyal customer base, global marketing campaigns, and national corporate accounts.

The hotel is available without management, allowing investors to optimize and improve operational metrics as the hotel transitions to a Spark by Hilton. Despite its like-new condition, the Days Inn/Spark by Hilton is available at a considerable discount on replacement costs.

Finally, Portland International Jetport reported record passenger volume at the end of 2024, with over 2.4 million total passengers – a 12% increase over 2019 levels, which is also likely to impact the hotel’s performance positively.
