CBRE Hotels is seeking offers to acquire the Country Inn & Suites Houston Intercontinental Airport East, an underperforming institutionally owned property with significant potential for rebranding, amidst rapid growth in Houston’s population and upcoming major events like the FIFA World Cup 2026.
CBRE Hotels is looking for offers to purchase the Country Inn & Suites Houston Intercontinental Airport East in Humble, Texas. The 62-room hotel, owned by an institutional entity, is favorably situated off Interstate 69, a short distance from the George Bush Intercontinental Airport.
The convenient location also offers easy access to various amenities, including golf courses, distribution centers, corporate offices, medical centers, and leisure outlets, including restaurants, shops, and entertainment areas. As a result of its prime location, the Country Inn & Suites caters to a diverse customer base consisting of corporate and leisure travelers.
Despite its advantageous position, the hotel is underperforming compared to its competitors, with a RevPAR index of 72.7 as of February 2025 TTM period. However, the hotel presents a potential upside for investors. With the current operator’s focus on national scale and a significant budget for corporate overhead, a hands-on operator could potentially boost the hotel’s performance through focused revenue management strategies and trimming corporate allocated expenses.
The hotel offers flexible branding options. Although Choice has shown interest in offering a long-term re-licensing deal for the hotel after the change of ownership is completed, there is also a potential opportunity to convert it into a Spark by Hilton or City Express by Marriott.
Another highlight of the sale is the hotel’s diverse demand base. Its location in Humble provides easy access to major demand generators, including the Deerbrook Mall, Jesse Jones Nature Center, Sam Houston Race Park, The Humble Civic Center Arena, The Lone Star College, and Lake Houston.
In addition to the above, the upcoming hosting of seven FIFA World Cup matches in Houston in 2026 provides a potential economic boost for the hotel. The event is expected to significantly impact Houston’s economy, creating thousands of jobs and driving revenue for local businesses.
Finally, it’s noteworthy that Houston is the second fastest growing metro in the U.S. and the fourth largest city. The Houston metropolitan area is expected to surpass 8 million people by 2029, potentially increasing demand for the hotel’s services.
