Western Canada maintains momentum through the second quarter, accounting for nearly 70% of mid-year hotel investment volume.

Highlights:

  • Q2 in Review: Approximately $432 million in hotel transactions closed during the
    second quarter, led by the River Rock Casino Resort, Sheraton Cavalier Calgary
    and Holiday Inn Express & Suites Downtown Ottawa East, which combined
    accounted for 40% of quarterly volume.
  • Segment Mix Weighs on Average Price per Key: Year-to-date average price
    per key trended lower year-over-year to $163,000, reflecting a shift in transaction
    mix. Compared with the first half of 2025, limited-service volume increased 36%,
    while focused-service volume declined 43%.
  • Constructive Market Conditions: Strong buyer conviction for high-performing
    assets, expanding liquidity from new investors entering the sector and a growing
    pool of active lenders continue to support a robust lodging investment market
    across a range of asset profiles and deal sizes.
