Construction has begun on an iconic 28-storey “flatiron” building that, when complete, will have a distinctive presence within Toronto’s skyline.

The Park Road residential tower, headed by Capital Developments and designed by Diamond Schmitt, will be nestled in the heart of Yorkville. Although demolition began in late 2023, the official groundbreaking began earlier this week. 

We first reported about this building back in 2021 when it was in its application stage — since then, its details have been refined. The contemporary interpretation of a flatiron building will have 160,000 square feet of gross floor space,  and provide residents with views overlooking the picturesque Rosedale Valley ravine system as well as the city as a whole.

According to Carlo Timpano, President, Capital Developments, the 302-unit tower will have “exceptional” living spaces, inspired by modernist sculptural abstraction.

“When we started this project, we knew we needed to introduce something unique that would complement this iconic neighbourhood and redefine urban living in Toronto at an attainable price point. I’m proud to say we did that and more with Park Road and starting construction less than a year after launch is a testament to the success and commitment of the Capital Developments team and our consultants,” Timpano said in a statement.

The flatiron architecture and slim silhouette will directly complement the surrounding streets’ geometries — the tower will have a curved south façade and a series of stepped cantilevers on the building’s western façade, hovering above the corner of Collier and Church Streets. The building itself will be clad in a palette of warm, golden bronze metal.

“Park Road’s site conditions offered an opportunity to create a new kind of residential experience,” Don Schmitt, Principal, Diamond Schmitt, said in a statement. “The sculptural tower marks a crossroads for urban living, creating pedestrian connections, access to nature, to the city, Toronto’s premier transit hub, and a new public realm.”

When residents walk into the tower, they’ll be greeted in a grand lobby with a dedicated concierge, serene meditation room, state-of-the-art fitness facility, outdoor terrace, and a variety of entertainment rooms.

The interior design will be handled by Canadian design firm Cecconi Simone. Residents can expect neutral tones and natural materials that offer a sense of quiet luxury throughout the building. The suites will feature premium Kohler fixtures, Miele appliances, and real stone finishes.

Two terraces on the 28th floor will feature firepits, barbecues, and seating areas — the perfect spaces for residents to relax and enjoy unobstructed views of the urban skyline.

For greenery, a small “parkette” filled with trees and landscaping will be nestled at the west end of Collier Street, creating a landscaped connection to Harold Town Park. It’ll be a pedestrian-first public space, so it’ll be closed to vehicles.

Still, transportation won’t be an issue — the tower is about a 5-minute walk from the Bloor-Yonge TTC subway station and close to pedestrian- and bike-friendly infrastructure.

The Park Road tower — expected to be completed in 2027 — is Capital Developments’ second project in Yorkville. The developer’s other Yorkville project — the 65-storey 11 Yorkville Condo, in partnership with RioCan Living and Metropia — will be completed at the end of the month.
