Developers of a proposed mixed-use building at 586 Eglinton Avenue East in Toronto’s Sherwood Park neighbourhood are looking to redevelop the property without having to replace the existing office space (as long as the redevelopment includes a minimum of 800 square metres for affordable housing). This is according to an application submitted by Bousfields on behalf of Sanderling Developments to the City of Toronto last month—a testament, perhaps, to the changing workspace behaviours in the city as a result of the pandemic.

Other changes to the original site plan control application, submitted in November 2021 by Bousfields on behalf of Sanderling Developments to the City of Toronto, include increasing the building height by three storeys (from 32 to 35 storeys), increasing the number of dwelling units from 249 to 357 (eight studios, 204 one-bedroom units, 108 two-bedroom units, and  37 three-bedroom units), adding eight new affordable dwelling units, and reducing the commercial-retail gross floor area from 651 sqm to 108 sqm (the total gross floor area will be 24,297 square metres with an FSI of 14.73).

“In our opinion, the proposal continues to be consistent with the planning framework established in the Provincial Policy Statement (the “PPS”), conforms to the policies of A Place to Grow: Growth Plan for the Greater Golden Horseshoe (the “Growth Plan”) and the City of Toronto Official Plan (the “Official Plan”), the Yonge-Eglinton Secondary Plan (the “Yonge-Eglinton Secondary Plan”) and has regard for the applicable urban design guidelines,” the June 12 Official Plan Amendment Application states.

A total of 11 vehicular parking spaces are proposed (down from the 80 initially proposed), consisting of six residential spaces and five non-residential spaces, as well as 360 bicycle parking spaces (an increase from the 278 initially proposed), on three levels of underground parking that can be accessed from the rear public lane at the P1 level.

The site is located on the north side of Eglinton Avenue East, approximately 167 metres west of Bayview Avenue, close to where the Leaside Crosstown LRT station will be. It’s about a 20-minute walk from the Yonge-Eglinton subway station.
