Among the top 25 markets, San Francisco/San Mateo reported the largest increases in occupancy, up 7.9% to 80.5%, and RevPAR, up 31.2% to $212.87.

U.S. hotel performance improved year over year in June 2026, CoStar data show. 

Occupancy reached 69.6%, up 1.6% from June 2025. Average daily rate increased 6.7% to $173.76, while revenue per available room rose 8.4% to $120.97.

The year-over-year increases in ADR and RevPAR were the highest for any month since March 2023, helped by the World Cup.

Among the top 25 markets, San Francisco/San Mateo reported the largest increases in occupancy, up 7.9% to 80.5%, and RevPAR, up 31.2% to $212.87. The market had the second-largest ADR gain, rising 21.7% to $264.42.

Miami recorded the largest ADR increase, up 23.2% to $218.37. Miami and San Francisco/San Mateo were affected by the World Cup.

Overall, 24 of the top 25 markets reported RevPAR growth.
