HVS Brokerage & Advisory has announced the sale of the 81-key Hampton Inn & Suites by Hilton Orlando-Apopka and the 77-key Holiday Inn Express & Suites Orlando-Apopka, both located in Apopka, Florida, to separate private regional investors.

HVS Brokerage & Advisory completed the sale of the 81-key Hampton Inn & Suites by Hilton Orlando-Apopka at 321 South Lake Cortez Drive and the 77-key Holiday Inn Express & Suites Orlando-Apopka at 351 South Lake Cortez Drive in Apopka, Florida. The hotels were sold separately to private, regional investors on behalf of Capital One Hotel Group.

The sale process included marketing the properties with the option to sell them as a package or individually. The Holiday Inn Express & Suites was acquired by a Connecticut 1031-exchange buyer, while the Hampton Inn & Suites was purchased by a regional investor. Both transactions closed at the original contract price.

The hotels are located along U.S. Highway 436, approximately twelve miles from Downtown Orlando, near dining, retail, and entertainment options. Apopka is undergoing significant mixed-use and residential development, along with population growth.

Corporate demand generators in the area include the University of Florida’s Pest Management University, Apopka Logistics Center, a Coca-Cola distribution center, AdventHealth Apopka Hospital, Cold-Link Logistics, Duke Energy, and FINFROCK. Leisure demand generators include Highland Manor Wedding Venue, Altamonte Mall, Lake Apopka, Wekiwa Springs State Park, Northwest Recreation Complex, Rock Springs, and several golf courses and wedding venues.

Both hotels experienced declining revenue in 2025 and required significant property improvement plans. The sales process included changes to financing after the initial lenders withdrew, but both deals closed on time at the original price.
