The Hilton Garden Inn Houston Cypress Station has been sold to Kapstones Hotel Franchises, LLC. Level X Group, a Houston-based company, formerly owned the 118-room property. The HVS Brokerage & Advisory team managed the sale.

The hotel, constructed in 2016, enjoys a strategic location along the Interstate 45 frontage/service road, just north of Farm-to-Market (FM) 1960 Road. Its prime location is near many demand generators, including the growing City Place mixed-use development, Exxon, HP, Baker Hughes, Halliburton, HCA Houston Healthcare Northwest, and CEVA Logistics. The property is also near leisure attractions like The Woodlands Mall and Champions Golf Club. It is ten miles northwest of George Bush Intercontinental Airport (IAH).

TJ Patel, Partner at Level X Group, praised the HVS team for their role in the transaction. He highlighted the challenges of the Houston market and appreciated the team’s ability to present the long-term benefits of acquiring the asset. The HVS team’s comprehensive marketing process attracted a buyer from Florida, who closed the deal within two weeks.

The sale involved innovative methods such as seller financing and negotiating liquidated damages with the franchisor. A nationwide marketing campaign garnered strong interest from buyers across the country. The buyer, Kapstones Hotel Franchises, intends to reposition the hotel as its own brand.

Eric Guerrero, Senior Managing Director and Partner of HVS Brokerage & Advisory expressed satisfaction with the transaction. He mentioned that the seller’s willingness to finance the deal at 65% loan-to-value (LTV) with attractive terms led to multiple offers. Guerrero looks forward to seeing the hotel after its rebranding under the new ownership.
