HVS Brokerage & Advisory has successfully closed the sale of the 90-key Home2 Suites by Hilton Huntsville, situated at 199 Interstate 45 South, Huntsville, Texas 77340. The hotel was built in 2024 and was acquired by Stockton, California-based Jeetoh Inc. from the Texas-based Shivam Hospitality Inc.

Ravi Patel, President of Shivam Hospitality Inc., praised the HVS team for their effective marketing efforts and strong relationships with buyers, which resulted in multiple offers. Despite prospective buyers’ initial hesitations, HVS was able to provide comprehensive data to support its predictions for the asset’s future performance. The final deal was closed by the year-end deadline.

The Home2 Suites by Hilton Huntsville is located along Interstate 45 frontage road within the Ravenwood Village Shopping Center. This offers guests access to several dining, retail, and entertainment options. Huntsville, the hotel’s location, is known for its local demand generators, such as the Sam Houston State University, Texas Department of Criminal Justice headquarters and seven prison units, Huntsville State Park, and the historic Downtown Huntsville district, among others.

Despite challenges like a premium price per key, a lack of historical operating history, and a small submarket, the marketing process was competitive and the deal was closed ahead of schedule.
