Hyatt Hotels Corporation reported a record global pipeline of approximately 148,000 rooms at the end of 2025, with significant increases in signings in the United States and Asia Pacific regions.
Hyatt Hotels Corporation announced that as of year-end 2025, its global pipeline reached approximately 148,000 rooms, representing about 40% of its total room base. This figure reflects a 7% increase compared to 2024. The company attributed the growth to development activity across its five brand portfolios.
In 2025, Hyatt reported its highest number of U.S. room signings in five years, with a 30% increase over 2024. Half of these signings were in new markets for Hyatt, and more than 80% of the U.S. pipeline consists of new builds. The company also noted the recent introduction of conversion-friendly brands such as Hyatt Select and Unscripted by Hyatt.
In the Asia Pacific region, Hyatt expanded its Essentials portfolio pipeline in Greater China by more than 50% compared to 2024. Room signings in India increased by nearly 90%, and by 46% in Indonesia. In Vietnam, Hyatt added six Wink hotels to the Unscripted by Hyatt brand, with a seventh Wink hotel planned to open in 2027.
Hyatt’s Luxury portfolio, which includes Park Hyatt, Alila, Miraval, Impression by Secrets, and The Unbound Collection by Hyatt, has a pipeline of more than 10,000 rooms. Notable upcoming openings and executed hotel deals in this segment include The Clayfield (joining The Unbound Collection by Hyatt, expected to open in August 2026 in Niagara-on-the-Lake, Ontario), Park Hyatt Taormina (expected to open in 2028 in Italy), Park Hyatt Sapporo (expected to open in 2029 in Japan), and Hotel NEI Nara (joining The Unbound Collection by Hyatt, expected to open in 2030 in Japan).
The Lifestyle portfolio, which includes Andaz, Thompson Hotels, The Standard, JdV by Hyatt, and Bunkhouse Hotels, is set to expand with several openings. These include Andaz Lisbon (expected to open in March 2026), Andaz Turks & Caicos at Grace Bay (expected to open May 2026), The Standard, Lisbon (expected to open in June 2026), The Standard, Mexico City (phase one expected to open in mid-2026), Thompson Rome (expected to open in 2026), and Andaz Gold Coast (expected to open in 2026).
Hyatt’s Inclusive Collection, following the acquisition of Playa Hotels & Resorts and the sale of its real estate portfolio, plans to expand in the Caribbean, Latin America, and Europe. Upcoming properties include Hyatt Vivid Punta Cana (expected to open in late 2026), Secrets Macao Beach Punta Cana (expected to open in 2026), Zoëtry Cap Cana Resort & Spa (expected to open in 2026), Breathless Los Cabos Resort & Spa (expected to open in 2028), and Hyatt Ziva Punta Cana Resort and Spa (expected to open in 2029). The Inclusive Collection is also targeting growth in Saudi Arabia, Southeast Asia, and North Africa.
The Classics portfolio, encompassing Grand Hyatt, Hyatt Regency, Destination by Hyatt, and Hyatt Centric, recorded signings in 12 new global markets in 2025. In Asia Pacific, the portfolio signed nearly 6,000 new rooms. Upcoming openings include Hyatt Regency Mazagan (expected to open in 2026 in Morocco), Hyatt Centric Sapporo (expected to open in 2026 in Japan), Hyatt Centric Podgorica (expected to open in 2027 in Montenegro), and Hyatt Centric Namba Osaka (expected to open in 2031 in Japan).
The Essentials portfolio, which includes Unscripted by Hyatt, Hyatt Select, and Hyatt Studios, accounted for more than 65% of new U.S. deals in 2025. Recent and upcoming openings include Hyatt Select St. Louis Airport (opened December 2025), Americus Hotel as part of Unscripted by Hyatt (opened January 2026 in Allentown, Pennsylvania), Hyatt Studios Kalispell (opening January 2026 in Montana), and Hyatt House Riyadh Museum District (expected to open in 2026 in Saudi Arabia).
