A historic Kailua-Kona hotel, originally known as Uncle Billy’s Kona Bay Hotel, is undergoing a $30 million makeover and will reopen as the Hampton Inn Kailua-Kona Bay in the summer of 2025.

The tourism industry in Kailua-Kona is poised to welcome the Hampton Inn Kailua-Kona Bay, a previously iconic hotel undergoing a $30 million transformation. The hotel, previously known as Uncle Billy’s Kona Bay Hotel, will open its doors in the summer of 2025 as part of the global Hilton brand, known for its innovation, top-tier service, and loyal guest base.

Sandy Shapery, through 12th & A Hotel Partners, is investing approximately $30 million in the renovation, with financing arranged by Summit Capital, a partner of 12th & A. The hotel, located in the eight-block oceanfront tourist area in Kailua-Kona, is expected to be managed by PEG Hospitality Group.

Shapery, a historic preservationist, aimed to preserve the property’s authenticity and affordability while maintaining the 1960s Hawaiian ambiance. This vision led him to collaborate with Hampton by Hilton and Trader Vic’s, who will operate the bar/restaurant.

The renovation will maintain the original floor plan of the four-story semi-circle structure but will replace the walls, furniture, and fixtures. The wooden boardwalk will be substituted with a simulated composite wood material to prolong its lifespan. Furthermore, a second elevator will be introduced to meet Hilton’s standards. As for the property’s exterior, 340 environmentally friendly tiki torches will be installed across the property walkways.

With 123 rooms available, the hotel will cater to business and leisure guests with its modern and spacious rooms, fitness center, complimentary hot breakfast, and other amenities. Guests can enjoy a pool, a large outdoor common area with a fire pit and bar, and a pavilion hosting local entertainment and cultural activities. The Island Bar and Grill by Trader Vic’s will offer local Island/Polynesian fare and their signature Mai Tais.

John Stueber of Summit Capital highlighted the strategic partnerships and funding solutions that made the transformation possible, expressing gratitude towards Hilton and other stakeholders for their trust and support.

A traditional Hawaiian blessing ceremony was conducted on Dec. 10, 2024, to honor the land and seek blessings for the property. Mayor Kimo Alameda commended the investment in the community and expressed gratitude to Shapery and his team for their dedication to preserving the community’s essence while fostering economic growth.

Honolulu Builders is the General Contractor, with Level 3 providing interior design expertise. Architectural design is a collaborative effort between AM Turner Architects and Koa Design Group.

The Hampton Inn Kailua-Kona Bay is located at 75-5747 Ali’i Drive in Kona.
