IHG Hotels & Resorts will manage the Mayfair Hotel in Adelaide, with plans to rebrand it as Kimpton Mayfair Adelaide after refurbishment by late 2026.
IHG Hotels & Resorts has entered into an agreement with Ark Capital to manage the Mayfair Hotel in Adelaide, Australia. The heritage-listed property will continue to operate under its current name from mid-December 2025 before undergoing significant renovations. The hotel is set to reopen as Kimpton Mayfair Adelaide in late 2026.
The Mayfair Hotel, originally constructed in 1934 and converted into a hotel in 2015, comprises 170 rooms. It is known for its architectural design and rooftop bar. The upcoming refurbishment aims to align the property with the Kimpton brand’s standards.
This development marks the introduction of the Kimpton brand to Adelaide, following its Australian debut with Kimpton Margot Sydney in 2022. The Kimpton Mayfair Adelaide will be part of IHG’s broader expansion strategy in the region, which includes the future opening of Kimpton Teneriffe in 2031.
Ark Capital, which is partly owned by Regal Partners, is collaborating with IHG on this project. The partnership focuses on enhancing the hotel’s offerings while maintaining its historical significance.
The transition to IHG management and subsequent rebranding are part of a strategic move to expand IHG’s luxury and lifestyle portfolio in South Australia. The project is expected to complement other IHG properties in the area, including the forthcoming InterContinental Barossa Resort & Spa.
