LyvInn Hotels has announced plans to expand across the UK and Europe following the performance of its 164-room hotel in Frankfurt, which opened in May 2023.

LyvInn Hotels reported that its 164-room property in Frankfurt, which opened in May 2023 after a significant refurbishment, achieved an RGI of 135 in 2025, placing it 35% above competitors in the city. The hotel is located in central Frankfurt near the financial district and the Messe Frankfurt trade fair venue.

The company is accelerating its expansion in the UK and Europe and is negotiating a pipeline of properties across the region, including conversions from other brands and property uses, as well as mixed-use developments centered around hotels in urban districts. LyvInn is targeting a total of 14 hotels by 2029, with a mix of freehold and leasehold properties. The brand’s model features both shared and private rooms, allowing for a range of room types and flexible development and conversion opportunities.

LyvInn is in advanced discussions regarding several sites in gateway cities across Europe and the UK, including Berlin, Dublin, London, and Paris. Its hybrid model integrates budget lifestyle hotel and hostel elements, offering a mix of private and shared rooms at accessible price points.

The brand’s approach addresses trends in flexible work and mobile lifestyles by providing accommodation that supports both work and leisure. Recent transactions in the sector, including Brookfield’s acquisition of Generator and TPG Real Estate’s exit of A&O Hotels to StepStone and Proprium, were referenced as examples of institutional capital interest in this asset class.

LyvInn’s expansion plans follow the reported performance of its Frankfurt hotel, which the company attributes to its location and operating model. No further details regarding specific opening dates or additional locations were provided.
