Melbourne’s hotel industry saw a notable improvement in performance metrics in November, driven by a series of events that attracted visitors to the city. Preliminary data from CoStar indicate that the average daily rate (ADR) and revenue per available room (RevPAR) reached unprecedented levels for the month.

In November, Melbourne’s hotel occupancy rose to 82.6%, up 4.9% from the previous year. The ADR increased by 3.6% to AUD243.47, while RevPAR saw an 8.6% rise to AUD201.05. These figures reflect the highest monthly occupancy rate since late 2019.

Significant events contributed to these results. On 1 November, the ADR peaked at AUD347.80 and RevPAR at AUD311.23, coinciding with the Melbourne Cup Carnival and an Oasis Live 25 Tour concert. This was the only day in November on which RevPAR exceeded AUD 300. Another notable increase occurred on 22 November, with ADR reaching AUD 301.63, coinciding with the opening night of Giro della Donna 2025 and the Boost Mobile AUSX Open Supercross.

Occupancy also peaked on the first night of the AC/DC Power Up Tour on 12 November at 94.7%. The preceding night recorded the second-highest occupancy at 92.2%.

Looking ahead, December’s forward bookings show a positive trend, with occupancy booked at 62%, up from 53% at the same time last year. The Boxing Day Ashes Test, scheduled for 26 December, is expected to boost further occupancy rates, which averaged 74% between 24 and 29 December.
