Melbourne hotels posted record January performance metrics, driven by the Australian Open, with occupancy, ADR, and RevPAR all reaching new highs.
Melbourne’s hotel industry posted its highest January average daily rate (ADR) and revenue per available room (RevPAR) on record, driven by the Australian Open, according to preliminary data from CoStar.
In January 2026, occupancy reached 75.1%, up 2.6% year over year. ADR rose 5.9% to AUD261.74, and RevPAR increased 8.6% to AUD196.65.
Each key performance indicator peaked on Saturday, January 24, with occupancy at 93.2%, ADR at AUD 380.74, and RevPAR at AUD 354.94. Each metric surpassed the previous year’s tournament peak on Saturday, January 18.
During the tournament, ADR remained above AUD200 except for the first three nights, January 12-14.
Matthew Burke, regional director at STR, said, “The most pleasing performance factor was demand. The metric was up 4.9% for the month, more than doubling the year-over-year growth in new supply.”
