The Opal Ridge Motel in Collinsville, Queensland’s Bowen Basin, has been listed for sale via an Expressions of Interest campaign managed by CBRE Hotels’ Director Hayley Manvell and Senior Negotiator Taylor Morris on behalf of owners Trevor Anderson and Eileen Meyer. The campaign closes Wednesday, 13 May 2026, at 3:00 pm AEST, unless sold prior.

The property occupies approximately 6,070 square meters and features 28 guest rooms. Amenities include food and beverage facilities, a fitness center, swimming pool, function and conference spaces, and off-street parking.

The motel operates under a long-term lease with income indexed to the Consumer Price Index (CPI). The current tenant has prior experience with the asset, having been a long-standing employee before taking on the lease.

More than $3 million was invested in the property between 2017 and 2020 to enhance the quality and longevity of the motel’s facilities and reduce near-term capital expenditure requirements for a new owner.

Collinsville is an established township in the Bowen Basin, about 90 kilometers south-west of Bowen, with access to Mackay. The area supports ongoing mining operations, including Glencore’s Collinsville Open Cut Mine and QCoal’s Northern Hub, which together provide a baseline workforce. The township also benefits from grid connectivity, legacy power infrastructure, and high-voltage transmission assets, supporting operational large-scale solar projects and proposed renewable and green energy developments.

The local economy is further supported by agricultural activity and community infrastructure, including four schools, a hospital, a government service center, and emergency services. Accommodation demand in Collinsville is driven by ongoing mining operations, grid-connected energy assets, and project development, resulting in requirements for both operational and construction-phase workforce lodging.

The Opal Ridge Motel is offered as a freehold investment. The Expressions of Interest campaign will close on the specified date unless the property is sold before that time.
