Peachtree Group has recently started the construction of a 171-room Residence Inn by Marriott in downtown San Antonio, Texas, near the Riverwalk. The hotel, which will replace an older property, is expected to open in the second quarter of 2026.

The new extended-stay hotel aims to cater to various accommodation needs, offering comfort, modern amenities and easy access to local attractions. Proximity to the expanding University of Texas at San Antonio and surrounding corporate and government buildings positions the hotel to meet the needs of both leisure and business travelers.

Greg Friedman, Managing Principal and CEO of Peachtree emphasized the growing demand for extended-stay hotels in San Antonio due to its thriving tourism sector and extensive corporate presence. The Residence Inn is designed to cater to this diverse demand, offering guests prime access to popular attractions, restaurants, and business hubs.

The project, located within a Qualified Opportunity Zone (QOZ), aligns with Peachtree’s commitment to promoting growth in underserved communities. The firm has developed nine hotels in QOZs, with another five, including this Residence Inn, which is currently under construction.

Friedman highlighted the potential for positive economic impacts from building within a QOZ. These impacts include job creation and sparking interest in nearby retail, dining, and entertainment, crucial for a thriving downtown community.

Austin-based Merritt Development Group will oversee the construction of the Residence Inn. The hotel will feature spacious suites with fully equipped kitchens, separate living areas and workspaces, catering to the evolving needs of extended-stay travelers. It will also offer an on-site fitness center, outdoor gathering space, flexible meeting space, and a Caribou Coffee outlet.

This project marks another significant step for Peachtree in Texas, following the groundbreaking of a 19-story dual-branded hotel development in Uptown Dallas, Texas, in October. The firm currently has nine projects under construction across the U.S., including five in QOZs.
