DSH Hotel Advisors announced the completion of a $5.65 million transaction involving the Red Roof Inn Orlando South, located near the Florida Mall. The sale was finalized on December 10, 2025. The firm represented the seller, Winchester Hospitality LLC, and the buyer, JANM Hospitality LLC.
The Red Roof Inn Orlando South is a 74-room, two-story hotel situated on Orange Blossom Trail, approximately one mile from the Florida Mall. The location provides convenient access to major routes, including I-4 and SR-528. The property is located in a high-demand area, close to Orlando’s major attractions, including theme parks and the recently opened Epic Universe.
DSH Hotel Advisors reported that the sale process involved more than 150 signed Confidentiality Agreements from interested buyers nationwide. The competitive bidding process resulted in multiple offers, with the final agreement reached with a California-based buyer.
The hotel is described as a stabilized asset with recent renovations, making it appealing to investors given its location in a growing Orlando submarket. The area’s strong demand drivers, including tourism and entertainment venues, enhance the property’s investment appeal.
