Finding a good rental in Toronto can feel like a full-time job. You want space, transit, a neighbourhood with actual personality, and a building that offers more than a tiny gym you’ll never use.

That’s the idea behind Marlow, a new purpose-built rental community by Fitzrovia at Bloor and Dufferin. It brings together design-forward suites, hotel-style amenities, family-friendly layouts, cafés, green space and quick access to one of the city’s most connected west-end neighbourhoods.

Here are nine reasons Marlow is worth having on your radar.

1. Bloor and Dufferin already has a vibe

Some neighbourhoods feel manufactured. Bloor and Dufferin does not.

It has the mix people actually want: great food, transit, parks, galleries, local shops and a little bit of west-end chaos in the best way. You’re close to Sugo, Paradise Theatre, Bau-Xi Gallery, Dufferin Grove Park and the Dufferin Grove Organic Farmers’ Market, which has been a neighbourhood staple for years.

2. The subway is steps away

Toronto is a lot easier when you’re not planning your life around traffic.

Marlow is steps from Dufferin TTC subway station, which means downtown, Koreatown, the Annex, Yorkville, High Park and the east end are all within easy reach. For commuters, students, hybrid workers and anyone who likes saying “I’ll meet you there” without checking parking first, that’s a major win.

3. The amenities are doing the most

Marlow is not relying on the usual rental-building checklist.

Residents have access to a hammam spa inspired by Turkish and Moroccan bathing traditions, a Scandinavian-style cold plunge area, a Finnish-inspired dry sauna, and LIDO, which includes a four-season indoor pool and a resort-style rooftop outdoor pool. It feels less like “apartment amenities” and more like the kind of place you’d book for a weekend reset.

4. The gym is not an afterthought

The Temple fitness centre was designed by Matt Nichol, Director of Player Health and Performance for the Ottawa Senators, and includes commercial-grade equipment, multiple yoga studios, and complimentary access to virtual classes.

So whether you’re training seriously, trying to build a routine, or just want a gym that doesn’t feel like a storage room with weights, this one delivers.

5. Staying in might become the new going out

Marlow comes with an official Toronto Raptors basketball court, a golf simulator, outdoor rooftop mini putt and a private full-size two-lane bowling alley.

There are also games rooms, sports lounges, theatre rooms and karaoke lounges. Translation: the “what should we do tonight?” group chat may finally have an easy answer.

6. It actually works for families

A lot of Toronto rentals were clearly not designed for people with kids, roommates, guests or the need for more than one closet.

At Marlow, the majority of suites feature two- and three-bedroom layouts, giving residents more room to stay and grow. The community also includes Bloomsbury Academy, Fitzrovia’s daycare and preschool, offering licensed early learning programs.

There’s also an adventure zone with slides and ball pits, so younger residents get more than a token playroom tucked away somewhere.

7. It brings cafés, retail and a new park to the block

Marlow is not just three towers dropped onto a corner. It’s designed to add energy to the surrounding streets.

The community includes curated retail and Fitzrovia’s signature 10 DEAN cafés, plus new public and private streets. Surrounding it all is a 3,580-square-metre public park, giving the neighbourhood more room to gather, walk, sit, sip coffee or take a screen break.

8. Pets are part of the lifestyle too

If your dog is part of your personality, Marlow gets it.

The community includes Beauty for the Beast, a dedicated pet spa, along with two fully enclosed dog runs. It’s a practical perk for pet owners and a nice upgrade from trying to rinse muddy paws in your bathtub after a wet Toronto walk.

9. Rent comes with perks beyond the apartment

Marlow residents get access to complimentary in-suite wi-fi- and virtual health care through Cleveland Clinic, included in rent. For a limited time, new residents can also receive two months free rent and up to 150,000 Aeroplan points when they lease at Marlow.
