Courtyard by Marriott Anchorage Airport
Affinity Hospitality has announced the construction of a new Courtyard by Marriott Hotel in Midtown Anchorage. The four-story, 141-room hotel is expected to open in the spring of 2026. The Courtyard by Marriott Midtown Anchorage will be located at 4960 A Street, near Ted Stevens International Airport.
The hotel’s construction began in June and is financed by Northrim Bank and Nuveen Green Capital (NGC). It is the first new construction project in Alaska to be funded through the Commercial Property Assessed Clean Energy and Resilience (C-PACER) program, which offers flexible financing for commercial real estate projects and is currently available in 40 states and Washington, D.C.
The new hotel is Affinity Hospitality’s second project in Anchorage. The company aims to provide value to its investment partners through strategic planning and efficient management. The hotel will feature a modern lobby design, a newly designed Bistro, a business library, and a variety of amenities, including an indoor swimming pool, a fitness center, and guest laundry facilities. The hotel also offers 1,430 square feet of flexible meeting space to accommodate events of up to 95 people.
$14 million of the hotel’s $39 million financing package will be used for energy efficiency, water conservation, and seismic resilience measures. These measures are essential in Alaska, the most seismically active state in the U.S., and will help the hotel operate with a reduced carbon footprint and lower operating costs.
Nuveen Green Capital’s West Coast Director of Originations, Aidan McLaughlin, expressed enthusiasm about using C-PACER financing for this project and its positive impact on the Alaskan commercial real estate industry.
