DSH Hotel Advisors, a hotel investment sales firm based in Tampa, Florida, facilitated the sale of the 70-room Holiday Inn Express & Suites Jacksonville – Mayport/Beach on February 19, 2025.
Dennis S. Hopper, CCIM, Managing Principal of DSH Hotel Advisors, and Sam Subodh Patel, Senior Investment Associate, spearheaded the transaction. The pair represented the seller, Mayport Lodging, Inc., while Randy B. Taylor, Senior Vice President Investments at DSH, represented the buyer, PH Lodging Jax Beach LLC.
The exclusive listing held by DSH Hotel Advisors attracted considerable interest, garnering over 200 signed Confidentiality Agreements from potential buyers nationwide. The sale adds to the firm’s recent achievements, marking the second sale of a Holiday Inn Express in Florida within two months. The previous sale involved the Holiday Inn Express in Plant City, FL.
Hopper highlighted the strengthening investor sentiment since the start of 2025. He said, “DSH Hotel Advisors is well-positioned to deliver exceptional results for buyers and sellers of hotel assets nationwide.” He also hinted at more notable sales to be announced in the coming months.
Patel noted that the buyer, PH Lodging Hospitality, is taking over a freshly renovated property near the Mayport Naval Station in Jacksonville, FL. Mayport Lodging Inc. has developed and owned the property since 2009. It underwent $1.55M worth of renovations under the Formula Blue PIP, completed in 2024.
Taylor commented on the transaction’s swift progress, noting that it met the seller’s goals and concluded within an impressive 76-day contract-to-closing timeline. He said, “Given the property’s strong operations and recent renovations, we anticipate the buyer will achieve great success.” Taylor added that DSH Hotel Advisors assists several buyers in identifying similar upper-mid-scale properties throughout the Southeast.
The Holiday Inn Express Jacksonville—Mayport/Beach is strategically located off Highway A1A, offering high visibility and positioning the hotel for significant growth in the coming years. It is just north of Neptune Beach and in close proximity to Fernandina Beach, Jacksonville Beach, and Ponte Vedra.
