Boosted by the annual Carnival, Rio de Janeiro’s hotel industry hit record highs in March 2025, according to preliminary data from CoStar, a leading provider of real estate marketplaces, information, and analytics.
The city’s occupancy rate rose by 17.6% to 80.6%, while the average daily rate (ADR) shot up by 86.1% to BRL 1,227.18. The revenue per available room (RevPAR) grew substantially, jumping by 118.9% to BRL 989.06. The only time Rio saw a higher ADR was during the Summer Olympics in August 2016.
Carnival 2025, from 28 February to 8 March, pushed performance levels to new highs. The peak occupancy rate (92.4%) and RevPAR (BRL 2,256.71) were recorded on 2 March, while the highest ADR (BRL 2,451.74) was posted on 3 March. The ADR remained above BRL 1,000 throughout the event, and occupancy levels stayed above 70% for the entire month, dipping only slightly on 30 March to 67.4%.
