New 91-Key Hotel Approved for Development in Newport, Rhode Island

Procaccianti Companies has received approval to develop the 91-key The Bellevue Hotel in Newport, Rhode Island, with construction set to begin in late 2025.

Procaccianti Companies has secured all necessary approvals to develop a new hotel in Newport, Rhode Island. The planned property, The Bellevue Hotel, which will feature 91 guest rooms, is expected to break ground in the fourth quarter of 2025.

The new hotel will be situated in a prime location directly opposite the International Tennis Hall of Fame, an area known for its high tourist demand and limited hotel supply. This development is part of a strategy to enhance the local hospitality market by introducing a high-quality lodging option that caters to the needs of visitors to Newport.

The project received unanimous approval from the City of Newport’s Technical Review Committee on June 11, 2025, moving it into the pre-construction phase. The hotel will be developed and owned by Procaccianti Companies and managed by TPG Hotels & Resorts, a firm with experience operating independent and lifestyle hotels.

Designed to be a purpose-built, ground-up development, the hotel aims to provide long-term asset value in one of the Northeast’s most constrained coastal markets. The property will include oversized guestrooms, multiple dining venues, spa and wellness facilities, and a range of upscale amenities. Additionally, the development plan includes underground parking to enhance the street-level pedestrian experience.

The hotel’s architectural design will feature a three-story structure with Juliet balconies and interior rooms overlooking a garden. It will blend modern amenities with the area’s historic charm. The design and construction of the hotel are being managed to ensure efficient operation and performance once it opens.

The site for the new hotel was once occupied by the Stone Villa, an Italianate manor built in 1833. The new development aims to respect and reflect the location’s historical significance while providing contemporary luxury accommodations.

The hotel’s completion is projected for 2027, following its anticipated groundbreaking in late 2025.
