Brand-new Toronto building with four homes selling for under $4 million

9 July 20253 Mins Read

Toronto’s housing market doesn’t exactly have a great track record when it comes to offering options between cramped condos and million-dollar detached homes.

But a new development in the Upper Beaches is trying to change that, and they’re doing it with serious style.

“The Walk-Up” at 2343 Gerrard St. E is a brand-new fourplex from Urbinco that’s part condo, part townhouse, and completely reimagined for modern city living.

The main living area in one of the units.

“ It’s […] precisely the type of creative thinking that we need in the city to further expand living options for anyone craving spacious, bright and stylish living spaces,” realtor Paul Johnston told blogTO.

“The Walk-Up” is the first in a series of “missing middle” projects by the developer, and it was designed from the ground up to bring together the best of both worlds — the low-maintenance lifestyle of a condo, with the space and feel of a house.

The kitchen and dining area.

“It’s a hybrid of sorts,” Johnston explains. “You’ve got your own front door, great living space, private outdoor areas — yet within this small community of just four homes with virtually no maintenance.”2343 Gerrard Street East Toronto

The rooftop patio.

Inside the contemporary building are four full-sized two-bedroom, two-bathroom units, each with private outdoor space that ranges from charming balconies to rooftop terraces and even a backyard.

The large open floor plan is bright and airy.

With nearly 4,800 square feet of total living space across the entire property, there’s room to breathe in every direction.

The kitchen.

Every unit comes decked out with design-forward details like hardwood floors, custom kitchens with gas cooktops and premium appliances, abundant natural light, and superior sound separation. You know, so you don’t wonder if your upstairs neighbours have decided to practice bowling at 3 a.m.

“This is such a unique building and an exceptional opportunity for four families to live at a great scale,” says Johnston.

And while each suite is ideal for a young family or couple craving elegant, functional living, the whole building is also a rare gem for multi-generational families, co-living setups, or just a savvy investor.

For example, you could live in one unit and rent out the others, go in with friends and each take a floor, or build a rental portfolio — the possibilities are pretty endless.

And while the building is undoubtedly very cool, the broader impact of projects like “The Walk-Up” on Toronto’s housing landscape is arguably even cooler.

A dining nook.

“As the city continues to grapple with creative ways to gently increase density, it’s precisely this type of elegant development that we need,” says Johnston.

The parking spaces.

“It fits within the context of the neighbourhood, provides a great deal more space than a typical condo, and allows four families to have the pride of ownership and strong sense of home.”

2343 Gerrard St. E is listed for $3,800,000.
