Bernard Arnault acquires Hôtel Cap-Estel in Èze on the French Riviera

LVMH founder Bernard Arnault, through his family holding company Financière Agache, has acquired the luxury 20-room Hôtel Cap-Estel in Èze, France, for an amount reported to be €200 million (€10 million per room). The property is situated on a two-hectare private seafront peninsula halfway between Nice and Monaco, below the historic medieval hilltop village of Èze. The hotel includes a restaurant, bar, two swimming pools and three meeting rooms. The price per room sets a new benchmark, which reflects the uniqueness and extreme paucity of this type of asset and the growing demand from the super-rich for ultra-luxury hotels. 

CHE and Hestia IM acquire Les Cures Marines in Trouville-sur-Mer, France

French asset management and investment company Capital Hospitality Europe (CHE), together with French investment company Hestia IM, has acquired the five-star, 103-room Les Cures Marines in Trouville-sur-Mer, Normandy, in north-western France. The property is situated by the Trouville beach and includes a restaurant, bar and seven meeting rooms. Following the acquisition, the property will be rebranded under Accor’s MGallery Collection as the Cures Marines Hotel & Spa Trouville – MGallery Collection.  

Vivium Holding acquires future hotel in Athens from Ble Kedros REIC

UAE-based family office Vivium Holding has acquired a future four-star, 65-room hotel in Athens, Greece, from Greek real estate investment company Ble Kedros REIC for €18.6 million (€286,200 per room). Situated in the centre of Athens, a 10-minute walk south of the Acropolis, the listed building is undergoing redevelopment to be transformed into a hotel, having formerly operated as a car park. Ble Kedros originally acquired the site in 2018 and has since begun redevelopment work.  

Barons Eden acquires Ardencote Hotel in Warwick, UK, from Huckerby family

British owner-operator Barons Eden has acquired the four-star, 110-room Ardencote Hotel in Warwick, UK, from the Huckerby family. The 34-hectare property is situated in Warwickshire, some 10 kms outside the centre of the historic market town of Warwick, which includes Warwick Castle, the most visited castle in England outside of London, located some 30-minutes drive south of Birmingham. The hotel includes two restaurants, a bar, 10 meeting rooms and an 18-hole golf course. This is the group’s first acquisition since securing a strategic investment from British private equity firm Alchemy Partners in March 2025, expanding its portfolio to three hotels. 

Extendam and Continuum Hospitality sell Ibis Budget Madrid Airport

French private equity firm Extendam, together with Malaysian operator Continuum Hospitality Group, has sold the three-star, 154-room Ibis Budget Madrid Airport. The hotel is situated next to Madrid Airport and includes a breakfast restaurant. Extendam and Continuum developed the hotel in 2019 and opened it in January 2024. In July 2025, Extendam also sold the 2-star, 230-room Hotel Madrid Centro Atocha, as reported in this newsletter.  

Essendi acquires full ownership of Ibis Edinburgh Centre South Bridge

French owner-operator Essendi has acquired the freehold interest in the three-star, 259-room Ibis Edinburgh Centre South Bridge – Royal Mile in Edinburgh, UK. Essendi was already the operator of the Ibis hotel under an operating lease. The hotel is situated in central Edinburgh, next to the National Museum of Scotland. The property includes several additional tenanted spaces, such as another hotel, a supermarket, a café and a bar. The Ibis hotel itself includes a restaurant and bar. Essendi’s strategy is to focus on fully-owned hotels in the economy and midscale segments across Europe.
