Airbnb’s recent strategic focus on social connections, experiences, and AI has raised concerns about the company’s ability to maintain its margins. The push towards experiences, such as booking activities and events, is seen as a move away from its core business of alternative accommodations. This shift has led to increased operational expenses that outpace revenue growth and contribute to margin contraction.

In the third quarter of 2025, Airbnb’s revenue growth slowed to single digits, marking one of the few instances of sub-double-digit growth outside the COVID-19 pandemic. At the same time, operating expenses increased, with research and development expenses rising to 14.3% of revenue and sales and marketing expenses to 15.6% of revenue. These increases have contributed to a decline in adjusted EBITDA margins and net income margins.

Competitive Landscape

As Airbnb focuses on non-core initiatives, it continues to lose market share in its core business lines. Competitors such as Booking Holdings and Expedia have grown revenues and gross bookings more rapidly. This competitive pressure is compounded by Airbnb’s late entry into the hotel market, where it is piloting initiatives in select cities.

The company’s efforts to expand into new areas have not yet demonstrated a clear path to success, raising questions about its ability to compete effectively with established players in the travel and accommodation industry.

Outlook and Future Prospects

Looking ahead, Airbnb expects revenue growth of 7% to 10% in the fourth quarter, which would mark its weakest growth quarter unless it exceeds guidance. The company also anticipates a decline in adjusted EBITDA due to investments in new growth initiatives. Analysts have expressed concerns about the sustainability of Airbnb’s margins, and management has avoided explicit commitments regarding future margin performance.

Consensus estimates project 17% EPS growth and 10% revenue growth for 2026, but maintaining current margins may not be sufficient to meet these targets. As a result, there is a possibility of downward revisions in the near term, particularly following the fourth-quarter results.
