Dune House Hotel & Spa is scheduled to open on March 3, 2026, in Atlantic Beach, Florida, with 193 guest rooms and multiple dining and event spaces.
Dune House Hotel & Spa is set to open on March 3, 2026, at 1 Ocean Boulevard, where Atlantic and Neptune Beaches meet in the Jacksonville area. The property, managed by Sage Hospitality Group, occupies the site of the former One Ocean Resort & Spa and will feature 193 guest rooms and suites.
Sage Studio developed the hotel’s design in collaboration with Islyn Studio and draws inspiration from local architecture and Florida’s vintage surf culture. The interiors incorporate natural materials and are intended to reflect the coastal environment.
Dune House Hotel & Spa will offer four dining and social venues. Coastal Farmer, the hotel’s signature restaurant, is scheduled to open in March 2026 and will focus on sourcing ingredients from local farms and nearby waters. Additional venues include Soothsayer, an indoor-outdoor bar; Cafe Dune, a casual space for beverages and light fare; and Sea Turtle Scoops, an ice cream outlet referencing the site’s history as the Sea Turtle Inn.
Amenities at the property will include a beachfront pool with loungers and shaded seating, as well as The Spa at Dune House, which will provide massage and wellness treatments, steam experiences, and services available to both hotel guests and local residents. Retail spaces on site will feature products from Atlantic Beach vendors, including beachwear and surf rentals.
The hotel will provide approximately 10,000 square feet of flexible indoor and outdoor event space, including a renovated junior ballroom with views of the dunes, designed for weddings, meetings, and social gatherings.
Reservations are currently being accepted for stays beginning March 3, 2026. Opening rates at Dune House Hotel & Spa will start at $339 per night.
