Restoration of Bozeman’s Baxter Hotel Announced, Completion Expected Fall 2027

The Baxter Hotel in Bozeman is set to undergo restoration through a partnership involving Noble House Hotels & Resorts, Breakwater, and the hotel’s current ownership, with completion slated for fall of 2027

The owners of The Baxter Hotel in Bozeman have partnered with Noble House Hotels & Resorts and Breakwater to restore the property to its original function as a boutique hotel. The Baxter Hotel, which opened in 1929, operated as a hotel for nearly 50 years before being converted into residential condominium apartments in the 1980s. The restoration project will return the property to hotel use, with completion planned for the fall of 2027.

The Baxter Hotel has been majority-owned since 2004 by the Loseff and Orizotti families, who will retain a majority stake following the restoration. The project will include 32 guest rooms, a fitness center, a wellness center with a cold plunge tub, an infrared sauna, a recovery room and treatment room, a member’s club and dining area, and upgrades to the grand lobby. The restoration will also bring nearly 3,000 square feet of ballroom space back online for weddings and special events.

Local firms involved in the restoration include Intrinsik Architecture, Envi Interior Design Studio, and Langlas & Associates, Inc., as well as other local groups. The Baxter Hotel will remain open and operational during the restoration. Existing businesses in the building, including Ted’s Montana Grill, the Bacchus Pub, and the grand ballroom weddings and events business, will continue to operate without interruption. The upper-floor residential condominium units are planned to be converted into hotel rooms as part of the project.

The Baxter Hotel was originally built in 1929 with funding from Bozeman’s founding families. Members of the Montana community are investing alongside Noble House Hotels & Resorts, Breakwater, and the Loseff and Orizotti families to support the restoration.
