Rendering of the Marriott Downtown Frederick at Carroll Creek
Plamondon Hospitality Partners has begun construction on the Marriott Downtown Frederick at Carroll Creek, a full-service hotel and conference center located along Carroll Creek Linear Park in Downtown Frederick. The project is structured as a four-way investment partnership involving public and private entities.
The State of Maryland is providing $23 million in public investment, representing 26% of the total project cost. Frederick County and the City of Frederick are contributing a combined $4.5 million. The project is part of a statewide strategy to strengthen regional economies, with local investment intended to deliver economic returns for residents and businesses.
Governor Wes Moore, County Executive Jessica Fitzwater, and Frederick Mayor Michael O’Connor attended the groundbreaking ceremony, highlighting the collaborative investment partnership among Marriott, Plamondon Hospitality Partners, and local and state government entities.
The Marriott Downtown Frederick at Carroll Creek will offer 204 guest rooms and more than 21,000 square feet of indoor and outdoor meeting space. It will be the only facility in Frederick City and County capable of hosting large-scale conferences, business summits, and major events under one roof.
The project is expected to generate $25.8 million in direct, indirect, and induced spending annually, including $1.5 million in incremental Maryland state taxes and nearly $1 million in local property taxes. The hotel and conference center is expected to create approximately 200 direct, indirect, and induced jobs and catalyze more than $100 million in follow-on development in Downtown Frederick.
Plamondon Hospitality Partners is leading the development and will manage the hotel. Construction and design partners include DAVIS Construction, FILLAT+ Architecture, Looney & Associates, and PDSI. Atlas Restaurant Group will be involved in conceptualizing and executing the dining venues for the hotel and conference center.
The City of Frederick will issue community notices regarding sidewalk or road closures related to the project. Completion is scheduled for 2027.
