SC Capital Expands Japan Hospitality Platform with the Citadines Central Shinjuku Tokyo Acquisition

Singapore-based SC Capital Partners Pte Ltd (“SC Capital”) has acquired the Citadines Central Shinjuku Tokyo from Japan-based Mizuho Leasing on behalf of its Japan Hospitality Fund. The transaction price was not disclosed. Located in Kabukicho, Shinjuku, one of Tokyo’s busiest entertainment and tourism districts, the 206-key hotel is within a six-minute walk of JR Shinjuku Station. The property features a food and beverage outlet, a resident lounge, a fitness centre and a car park. SC Capital plans to undertake a comprehensive asset enhancement programme, including the refurbishment of guestrooms and public areas, upgrades to food and beverage offerings and guest amenities, and other improvements aimed at enhancing the overall guest experience and strengthening the property’s market positioning. Mizuho Leasing acquired the property in August 2025 from Singapore-based CapitaLand Ascott Trust for JPY25 billion. The acquisition further strengthens the firm’s presence in Japan’s hotel market following its recent USD162 million capital commitment from Canada-based pension fund CPP Investments and the continued expansion of its Japan hospitality platform. 

HCP Acquires The Cullen Melbourne – Art Series for AUD39.75 Million in Australia

Australia-based Hotel Capital Partners Pty Limited (“HCP”) has acquired the 119-key The Cullen Melbourne – Art Series in Melbourne, Victoria, from M&G Asia Property Fund, a fund managed by UK-based M&G Real Estate, for AUD39.75 million, reflecting approximately AUD334,000 per key. Located in the inner-city suburb of Prahran, approximately five kilometres southeast of Melbourne’s CBD, the boutique lifestyle hotel features meeting facilities, a fitness centre, and on-site parking. Positioned along Commercial Road, the property offers convenient access to Chapel Street’s retail and dining precinct, Prahran Market, and public transport links. Following the acquisition, the property has been rebranded as Elli Prahran, marking the first property under HCP’s Elli Living platform. M&G Real Estate acquired the property in 2015 for AUD47 million. 

Redcape Hospitality Acquires QT Newcastle As Part of AUD500 Million Australia Hospitality Portfolio Acquisition

Australia-based Redcape Hospitality (“Redcape”), the hospitality arm of MA Financial Group, has acquired the 104-key QT Newcastle in Newcastle, New South Wales, as part of an approximately AUD500 million freehold portfolio acquisition from Australia-based Iris Capital. The transaction comprised seven hospitality assets across New South Wales, including QT Newcastle and six Hunter Region pubs. Several of the Hunter region properties carry approvals for further residential developments, including the Gunyah Hotel for 114 apartments and the Sydney Junction Hotel for 272 apartments. Opened in 2022 within the restored heritage David Jones building, QT Newcastle forms part of the East End precinct redevelopment in Newcastle, and features two food and beverage outlets, and meeting and event facilities. The Property is 30 minutes away from Newcastle Airport, and in walkable distance to the Foreshore Park, Newcatle Beach, and Nobbys Beach. As part of the transaction, Iris Capital will acquire two pubs from Redcape, the Revesby Pacific Hotel and Crown Hotel Revesby in Sydney. 

Daikoku Denki Acquires Miyako Hotel Gifu Nagaragawa in Gifu, Japan

Japan-based Daikoku Denki Co., Ltd. (“Daikoku Denki”) has acquired the hotel building and related facilities of the 192-key Miyako Hotel Gifu Nagaragawa in Gifu, Japan, for an undisclosed sum. Situated along the Nagara River, the hotel occupies an 11-storey building with one basement level and a gross floor area of approximately 34,031 square metres (“sqm”). The property is approximately a 15-minute drive from JR Gifu Station and also within easy reach of attractions such as Gifu Castle and Mount Kinka. The property features six food and beverage outlets, multiple meeting facilities including a ballroom that spans over 1,283 square metres, a swimming pool, a club lounge, a co-working space, a retail shop, a fitness centre, a golf simulator, a beauty salon, and a public bath and sauna facilities. The acquisition comprises the hotel building and related facilities, while the land will continue to be held under the existing lease agreement. The property will continue to be operated by Japan-based Kintetsu Miyako Hotels International, allowing the hotel to retain its established brand presence and customer base.  

Belmo Group Acquires Aquarius on the Beach Townsville’s Management Rights for AUD7 Million in Australia

Australia-based Belmo Group has expanded into North Queensland with the acquisition of the management rights to the 156-key Aquarius on the Beach in Townsville for AUD7 Million, marking its first property in the region. Situated along The Strand waterfront overlooking Cleveland Bay and Magnetic Island, the beachfront hotel offers ocean-view guestrooms, an outdoor swimming pool, beachfront lawns and meeting facilities, catering to both leisure and corporate travellers. Belmo Group will assume responsibility for the property’s operations, revenue management, distribution, sales and marketing, while retaining its established market positioning and guest experience. The acquisition grows Belmo’s portfolio to more than 25 properties and over 2,000 keys across Queensland and New South Wales, reflecting the group’s continued expansion into regional Australian markets supported by strong tourism and corporate demand.
