U.S. Hotels Post Strong Weekly Gains, While Las Vegas Slips :: Hospitality Trends

U.S. hotel occupancy and room revenue increased year over year for the week ending Aug. 1, according to CoStar data.

For the period from July 26 through Aug. 1, national hotel occupancy reached 71.3%, up 2.6% from the comparable week in 2025. Average daily rate rose 4.5% to $168.82, while revenue per available room increased 7.3% to $120.45.

Philadelphia posted the strongest average daily rate and RevPAR growth among the top 25 hotel markets. ADR increased 19.6% to $175.02, while RevPAR rose 32.1% to $137.55. Two Morgan Wallen concerts supported hotel demand in the city.

St. Louis posted the largest occupancy increase among the top markets, rising 15.1% to 75.4%. ADR grew 13.5% to $140.98, and RevPAR increased 30.6% to $106.27, the second-highest gain in the group.

Las Vegas recorded the largest declines in all three performance measures. Occupancy fell 11.7% to 66.2%, ADR declined 6.2% to $145.87, and RevPAR dropped 17.1% to $96.63.
