U.S. hotel performance improved across key metrics in July 2026, with demand and pricing rising from a year earlier, according to CoStar data.
National occupancy reached 69.7%, up 2.3% from July 2025. Average daily rate increased 5.7% to US$171.74, while revenue per available room rose 8.2% to US$119.77.
Twenty-two of the Top 25 U.S. hotel markets recorded year-over-year RevPAR growth.
New York City, which hosted the FIFA World Cup Final, posted the largest gains in average daily rate and RevPAR among the Top 25 Markets. ADR increased 24.0% to US$351.18, while RevPAR rose 27.1% to US$305.74.
Detroit recorded the largest occupancy gain among the Top 25 Markets. Occupancy increased 10.7% year over year to 70.7%, the only double-digit increase in the measure.
