In Brief: MEININGER Hotels plans to open its second Cologne hotel at Luxemburger Straße 1–5 on Barbarossaplatz in the second quarter of 2029.
A six-floor office building at Barbarossaplatz will be converted into the MEININGER Hotel Barbarossaplatz. A Canadian pension fund owns the property, and Avison Young Investment Management manages it.
Avison Young Investment Management appointed Alfons & alfreda as execution partner and service developer for the refurbishment. Alfons & alfreda also worked on the MEININGER Hotel Köln West, which opened in 2023. Avison Young (Germany) acted as broker of record on the transaction and advised the owner.
The hotel is planned to have 305 rooms and up to 1,160 beds. The room mix will include double rooms and multibed rooms for families, individual travelers, larger groups including school classes, and business travelers. The site will include 30 parking spaces, with at least four equipped with e-charging facilities.
The hotel will be located at Barbarossaplatz, near Hohenstaufenring and the route to Neumarkt, the old town and Cologne Cathedral. Barbarossaplatz is a transport node in Cologne.
Cologne recorded about 4.25 million guests and more than 7.22 million overnight stays in 2025, according to Cologne Tourism. The city has more than 30 museums and more than 100 galleries. Koelnmesse is located in Cologne.
MEININGER’s planned Cologne opening follows recent openings in Barcelona and Edinburgh. The company also listed future locations in Tel Aviv in 2026, Strasbourg in 2027, and Madrid, Porto and Dublin in 2028.
