Hilco Real Estate, LLC, a practice of Hilco Global–a diversified financial services company that delivers expert professional services and capital solutions to help clients maximize value and drive performance across the business lifecycle, announces September 28 as the opening date of the online auction for the Red Roof Inn & Suites Macon: an 89-room, franchise-affiliated hotel in Macon, Georgia. Built in 1974 and renovated in 2018, the six-story property sits on approximately 1.17 AC along Riverside Drive in the Riverside Plaza submarket, just off Interstate 75.
In addition to its existing hotel operation, the property presents a redevelopment opportunity with the potential to rebrand as City Express by Marriott, offering a new owner the ability to reposition the asset under a recognized global hotel brand. The hotel features an outdoor pool, fitness center, business center and approximately 325 square feet of meeting space, with convenient access to Interstate 75 and a location between Downtown Macon and the Northside business district.
The surrounding area offers a diverse mix of lodging demand, including Mercer University, the Tubman Museum, the Museum of Arts and Sciences and Lake Tobesofkee Recreation Area. The city’s location at the intersection of Interstate 75 and Interstate 16 provides connectivity between Atlanta, Savannah and Florida while supporting regional business and leisure travel.
Tourism provides an additional source of demand for the market. Visitors to Macon-Bibb County spent approximately $476.1 million in 2024, a 3.9% increase from the prior year, while hotel-motel tax collections exceeded $6.6 million. According to CoStar, the Riverside Plaza submarket reported 54.7% occupancy and an average daily rate of $90.09 over the last 12 months, highlighting established demand for economy-grade lodging in the area.
