U.S. occupancy, room rates and RevPAR increased year over year in August 2026, while San Francisco led major markets and New Orleans posted the steepest declines in occupancy and RevPAR.
U.S. hotel performance improved in August 2026, though growth slowed from the previous month, according to data from real estate analytics provider CoStar.
National occupancy reached 66.4%, up 0.5% from August 2025. Average daily rate increased 1.5% to $161.78, while revenue per available room rose 2.0% to $107.43.
Among the country’s 25 largest hotel markets, San Francisco posted the largest increases across all three metrics. Occupancy rose 6.6% to 79.3%, ADR increased 8.7% to $216.77, and RevPAR climbed 15.8% to $171.84.
New Orleans reported the steepest declines in occupancy and RevPAR. Occupancy fell 7.7% to 43.3%, while RevPAR declined 9.0% to $51.63.
New York City recorded the largest ADR decrease, with the metric falling 3.3% year over year to $275.07.
