The Asia-Pacific region, excluding China, reached a record high in hotel construction projects at the end of 2025, with higher-end chains driving growth and India topping the list by project count, according to Lodging Econometrics.
Record Growth in Hotel Construction Pipeline
The latest Construction Pipeline Trend Report from Lodging Econometrics (LE) shows that at the close of the fourth quarter of 2025, the Asia Pacific region (excluding China) recorded an all-time high in hotel construction activity. The total project count increased by 11% year-over-year, reaching 2,323 projects, which represents 433,241 rooms—a 5% rise in room count over the previous year.
Of the total pipeline, 38% of projects (890 projects) are currently under construction, marking a 5% increase from the previous year. These projects account for 44% of the total rooms in the pipeline, or 189,271 rooms. Projects scheduled to begin construction in the next 12 months also grew, with an 8% increase in project count and a 15% increase in rooms, totaling 398 projects and 77,767 rooms. Early planning stages saw the most significant growth, with a 19% increase in projects and a 12% increase in rooms, bringing the total to 1,035 projects and 166,203 rooms.
Higher-End Hotels Dominate Pipeline
The report highlights that higher-end hotel chains are the primary drivers of this growth. Luxury hotel projects reached a record high, increasing by 14% year-over-year to 398 projects and 75,190 rooms. Upper upscale hotels also saw record numbers, with a 17% increase in projects and a 13% increase in rooms, totaling 422 projects and 88,958 rooms. Upscale hotel projects rose by 12% in project count and 9% in rooms, closing the quarter at 568 projects and 111,296 rooms.
Upper-midscale hotel projects increased by 7% to 376 projects and 74,749 rooms. The upscale and upper midscale segments together account for 990 projects and 200,254 rooms, representing 43% of all projects and 46% of all rooms in the region’s pipeline.
Country and City Leaders in Development
India leads the region in hotel construction, with 906 projects and 118,334 rooms. This represents a 31% increase in projects and a 35% increase in rooms compared to the previous year, making up 39% of all projects in the Asia Pacific pipeline outside China. Vietnam follows with 248 projects and 84,079 rooms. Japan ranks third, with 200 projects and 32,209 rooms, reflecting a 23% increase in projects and a 12% increase in rooms. Indonesia and Thailand round out the top five, with 181 projects (30,761 rooms) and 167 projects (43,067 rooms), respectively.
Among cities, Bangkok, Thailand, leads with 68 projects and 16,641 rooms. Jakarta, Indonesia, follows with 46 projects and 10,159 rooms. Bengaluru, India, saw notable growth, with 45 projects and 9,199 rooms, marking a 45% increase in projects and a 55% increase in rooms year-over-year. Tokyo, Japan, recorded 42 projects and 5,497 rooms, with a 91% increase in projects and a 31% increase in rooms. Phuket, Thailand, has 41 projects and 9,583 rooms.
Outlook for Hotel Openings
In 2025, the region saw the opening of 334 new hotels, adding 50,002 rooms. Projections for 2026 and 2027 indicate continued growth, with 338 new hotels (67,317 rooms) expected to open in 2026 and 349 new hotels (64,491 rooms) in 2027.
