Dreaming of owning a home? This Canadian town is selling residential lots for just $10

If you live in Montreal, you know how tough it can be to even dream about buying a home. But on the other side of the country, you can get your hands on a fully serviced residential lot for just $10 — and it’s not a gimmick.

Manitoba’s Rural Municipality of Pipestone is a small, spread-out community of about 1,400 people, located roughly halfway between Winnipeg and Regina and just 45 minutes north of the U.S. border. It includes several villages and hamlets, with Reston being the largest. Surrounded by wide-open prairie, the area offers quiet streets, big skies, and a much slower pace than city life.

Here’s how it works.

According to the municipality’s website, the process is straightforward:

  • Pick your lot from the available properties
  • Put down a $1,000 deposit
  • Sign an offer agreement
  • Begin construction within 90 days and finish within a year

Once your home is built, landscaped, and approved for occupancy, you’ll get $990 of your deposit back.

Extra perks

On top of that, you may qualify for the RM of Pipestone Residential Grant, which covers 3% of your construction costs (up to $6,000). The land is fully serviced with water and sewer, though some local improvement fees like street paving may be added to your property taxes.

The program is meant to bring in new residents and boost housing development. For anyone willing to trade the cost and crowding of a major city for more space and lower expenses, this could be a rare shot at owning land without taking on a huge mortgage.
