In Brief: Minor Hotels has signed a management agreement to operate Dukes London at 35 St. James’s Place, which is scheduled to reopen in Q2 2027 as Dukes London, Minor Reserve Collection.

Dukes London will join Minor Reserve Collection under the management agreement between Minor Hotels and Seven Tides. The agreement is the partners’ first hotel project together in Europe.
The 85-key hotel is undergoing a multiyear transformation led by Russell Sage Studio. The work includes redesigned guest rooms and suites, including 13 executive suites and five signature suites inspired by characters and heritage associated with St. James’s.
The property opened in 1908 and is located in St. James’s. Dukes Bar has remained open during the renovation and continues to offer tableside frozen martini service.
Upon reopening, Dukes London will introduce a restaurant in partnership with The Wolseley Hospitality Group, which is owned by Minor Hotels.
The Delany Drawing Room operates as a lounge and bar, serving 160 whiskies, Champagne and cocktails. The space includes a conservatory and garden. Upon the hotel’s relaunch, it will serve afternoon tea and host private events, drinks receptions and gatherings.
Minor Hotels and Seven Tides already collaborate on hospitality assets in the UAE. Seven Tides has a presence in Dubai and London.
Minor Reserve Collection launched in 2025. The collection includes Hotel Palace Portorož in Slovenia, scheduled to relaunch in the first quarter of 2027; Aventora Resort Baía Formosa in Brazil, scheduled to open in 2028; and Dukes London in St. James’s.
Dukes London is near Green Park, St. James’s Park, Hyde Park and Buckingham Palace. Green Park tube station is a five-minute walk from the hotel and provides access to St. Pancras International Station and Heathrow Airport.
