England Hotel Occupancy Dips in June As Room Rates Continue to Rise

In Brief: Hotel room occupancy reached 83% in June 2026, down 1.5 percentage points year on year, while year-to-date occupancy remained steady at 76%. Average daily rates rose 3% to £187 and RevPAR increased 1% to £156. Forward bookings were broadly in line with last year, although July was tracking one percentage point lower.

Hotel room occupancy for June 2026 was 83%, down 1.5 percentage point on June 2025. Year to date (Jan-June) occupancy for 2026 was 76%, in line with the same period for 2025.

Observing forward looking occupancy for the remainder of 2026. As of the 7^th July 2026, occupancy rates committed so far for 2026 were broadly on par with last year although July is currently tracking 1pp lower than this time last year.

Average Daily Rates for England increased by 3% in June 2026 to £187, with RevPAR (Revenue per Available Room) up a more modest 1%, to £156. ADR for England excluding London was £111 (+2%), and RevPAR was £91 (+1%).

Regionally, the Northwest and West Midlands recorded increases in occupancy compared to June 2025, rising by 2pp and 1pp, respectively. In contrast, many regions saw declines in occupancy rates with Yorkshire & the Humber, the East Midlands, East of England and Greater London all showing declines of 2.7pp or more year on year.

The largest hotels with over 300 rooms experienced the biggest year-on-year decline in occupancy, -2.5pp to 86% in June 2026. However, these larger along with mid-sized hotels still had the highest occupancy for June, both at 86%.
