Grande Lakes Orlando Resort Sold For $1.38 Billion

In Brief: Trinity Investments has entered into an agreement to sell Grande Lakes Orlando Resort to Ryman Hospitality Properties Inc. for $1.38 billion.

Trinity Investments has entered into a definitive agreement to sell the 409-acre Grande Lakes Orlando Resort in Orlando, Florida, to Ryman Hospitality Properties Inc. for $1.38 billion. The transaction is expected to close in the third quarter of 2026, subject to customary closing conditions. Additional terms were not disclosed.

Trinity acquired the resort in December 2018 for $870 million with financial backing from Elliott Investment Management. The resort includes a 582-key Ritz-Carlton and a 1,010-key JW Marriott. The sale is the largest non-gaming U.S. resort transaction on record.

The property has 320,000 square feet of indoor and outdoor meeting space, 14 food-and-beverage outlets, a 40,000-square-foot spa with 40 treatment rooms, and an 18-hole golf course designed by Greg Norman. The golf course hosts the PGA Tour’s PNC Championship.

Since acquiring the property, Trinity completed a renovation and repositioning of the resort. In 2024, The Ritz-Carlton Orlando, Grande Lakes received a MICHELIN Key through the MICHELIN Guide’s inaugural hotel rating program.

Upon closing, the Grande Lakes transaction will be Trinity’s third disposition in 15 months. Trinity sold EAST Miami to Blackstone Real Estate in September 2025 and sold the JW Marriott Phoenix Desert Ridge Resort & Spa to Ryman Hospitality Properties in June 2025. Elliott Investment Management also provided financial backing for Ryman’s purchase of the JW Marriott Phoenix Desert Ridge Resort & Spa.

The agreement follows Trinity’s acquisition of the JW Marriott Marco Island Beach Resort in May 2026.
