Hilton Launches LivSmart Studios Brand with First Hotel in Tullahoma, Tennessee

Hilton has opened its first LivSmart Studios hotel in Tullahoma, Tennessee, with a second location planned for Kokomo, Indiana, later this summer.

Hilton has introduced its new extended-stay brand, LivSmart Studios, with the opening of its first hotel in Tullahoma, Tennessee. The property, located at 251 William Northern Boulevard, features 89 rooms designed for long-term guests. This development marks Hilton’s entry into a growing market segment aimed at travelers seeking extended accommodations.

The Tullahoma hotel was developed in collaboration with 3H Group, Inc. and Aztec Group, LLC. It is positioned to serve a range of guests, including traveling professionals and families in need of longer-term lodging. The hotel offers studio apartment-style accommodations, which include a full kitchen equipped with a two-burner cooktop, a full-size refrigerator, a dishwasher, and a microwave. Additional amenities include a spacious bathroom, ample storage, and flexible furniture arrangements.

Following the Tullahoma opening, Hilton plans to launch a second LivSmart Studios location in Kokomo, Indiana. This 137-room property, owned by Sun Management & Development Corporation, is expected to open later this summer. It will cater to professionals in the automotive manufacturing and energy sectors, reflecting the brand’s focus on high-demand workforce markets.

Hilton’s strategy for LivSmart Studios involves addressing the needs of long-stay travelers, defined as those staying for 10 nights or more. The brand aims to offer a cost-effective and scalable model for hotel owners, while maintaining operational efficiency. The brand’s development is part of Hilton’s broader expansion in the extended-stay market, with over 90 hotels expected to open in the coming years and more than 225 deals under negotiation.

Public spaces in LivSmart Studios properties are designed to support longer stays, featuring a lobby with visibility into laundry and fitness areas, a retail market with essentials, and an outdoor patio with fire pits and grills. These features are intended to enhance the guest experience by providing convenience and comfort.

Hilton Honors members staying at LivSmart Studios can earn and redeem points, including earning three points per dollar spent and 3,000 bonus points for every 10 consecutive nights. Members who book directly receive additional benefits such as exclusive discounts and free standard Wi-Fi.
