HVS Brokerage & Advisory has announced the sale of a development parcel for a Holiday Inn Express & Suites in Bedford, Texas, to I & A Development & Construction.

HVS Brokerage & Advisory facilitated the sale of the Holiday Inn Express & Suites Dallas-Bedford development parcel located at 2609 Airport Freeway, Bedford, Texas. The property was acquired by I & A Development & Construction, a company based in Gilmer, Texas. The seller was Cimarron Hospitality, headquartered in Arlington, Texas.

The development site is situated in Bedford, a suburb within the Dallas–Fort Worth Metroplex. The location is known for its proximity to major transport routes, including the interchange of State Highways 121 and 183. The area is characterized by a mix of medical facilities, small businesses, national retailers, and restaurants. The site is also near several corporate and leisure demand drivers, such as the Dallas-Fort Worth International Airport, Texas Health HEB Hospital, and various corporate offices.

The transaction was completed in under three months, with the deal closing 45 days after the marketing process began. The site was marketed as fully entitled and shovel-ready, with its affiliation with Holiday Inn Express contributing to its appeal. The sale attracted four competitive offers within the first week of marketing.

The HVS Brokerage & Advisory team involved in the transaction included Eric Guerrero, Matt Almy, Kyle Peterek, Fadi Rawashdeh, and Daneen Godinet. The buyer, I & A Development & Construction, is noted for its experience in development projects and its existing relationship with InterContinental Hotels Group (IHG).

The sale highlights the ongoing interest in development opportunities within the Dallas-Fort Worth area, driven by the region’s economic growth and demand for hospitality services. The strategic location of the site is expected to benefit from both corporate and leisure travel demands, supported by nearby attractions such as Six Flags Over Texas and AT&T Stadium.
