HVS Brokerage & Advisory announced the sale of the Holiday Inn Express & Suites Houston East – Baytown, a 91-room property situated at 7515 Garth Road in Baytown, Texas. The hotel, constructed in 2014, was acquired by Mickle & Lucky Estates LLC, a company based in Anaheim, California. The seller was Texas Prime Baytown Hotel U.S., LP, a Houston-based entity.
The hotel is strategically located along Interstate 10, a major corridor for the oil and gas industry’s downstream sector. Baytown is home to one of the largest oil refineries operated by ExxonMobil. It is in proximity to several key industrial facilities, including Chevron Phillips Chemical’s Cedar Bayou Facility, Enterprise Products Partners’ Mont Belvieu Complex, and Energy Transfer’s Fractionation & Storage Facility. Additionally, the Houston Ship Channel is nearby, further enhancing the location’s appeal for business travelers.
The transaction included a loan assumption, which facilitated the deal’s closing. HVS Brokerage & Advisory played a crucial role in structuring this aspect of the transaction. This sale marks the second hotel acquisition by Mickle & Lucky Estates LLC through HVS Brokerage & Advisory in the past year. The transaction underscores the ongoing interest in the Baytown market, driven by its industrial base and diverse demand generators.
