CBRE Hotels has announced the sale of the Homewood Suites Houston West Energy Corridor. The hotel is situated off Interstate 10 in Houston’s Energy Corridor District, an area known for housing major corporate offices, including those of BP America, ExxonMobil, ConocoPhillips, and Shell Oil Company.
Property Condition and Performance
The Homewood Suites has been fully renovated by the current owner, with minimal Property Improvement Plan (PIP) expected for new ownership. However, the hotel is currently underperforming compared to nearby hotels. As of the trailing twelve months ending July 2025, the Staybridge Suites’ Revenue Per Available Room (RevPAR) is 21% higher, and the Homewood Suites Houston Memorial’s RevPAR is 80% higher than that of the Homewood Suites Houston West Energy Corridor.
Location and Demand Drivers
The hotel benefits from its proximity to various corporate campuses and shopping areas, including Memorial City Mall and CityCentre. It is near major companies such as Shell, ConocoPhillips, Baker Hughes, Kiewit, Siemens, Petroleum Geo-Services, McDermott International Inc., SBM Offshore, BP Energy Company, and CITGO Petroleum Corporation. Additionally, the hotel is close to two major medical care providers: Memorial Hermann Memorial City Medical Center and MD Anderson West Houston.
Impact of Upcoming Events
Houston is set to host seven FIFA World Cup matches in 2026 at NRG Stadium, including two knockout phase matches. This event is expected to generate significant economic and cultural benefits for the city, comparable to hosting seven Super Bowls. The World Cup is anticipated to create thousands of jobs and drive revenue for local businesses.
Houston’s Growth
Houston is the largest city in Texas and the fourth largest in the United States. The Houston metropolitan area, with over 7.5 million residents, is one of the fastest-growing metros in the nation. The population is projected to surpass 8 million by 2029.
