AWH Partners has acquired the 122-key Hotel Trio Healdsburg in Sonoma County for $38 million, marking the first purchase for its Strategic Income Fund launched in late 2025.
AWH Partners has acquired Hotel Trio Healdsburg, a 122-key, all-suite hotel in Sonoma County, for $38 million. The property, which opened in 2018, operates as a soft-branded Residence Inn and is the only Marriott-branded hotel in northern Sonoma and the second largest hotel in Healdsburg.
This is the first acquisition for the AWH Strategic Income Fund, launched in late 2025. The purchase price of $311,475 per key is below the estimated replacement cost of more than $500,000 per key in Sonoma County. AWH Partners projects an average annual dividend of over 8% and a projected net levered IRR of 17.40% for the investment.
Upon closing, Spire Hospitality, a wholly owned subsidiary of AWH Partners, will operate the hotel.
This marks the second major acquisition by AWH Partners since June 2022. The company has evaluated thousands of investment opportunities and submitted hundreds of offers during this period.
Sonoma County has 425 wineries and receives about 10.3 million visitors annually, with nearly half staying overnight. Visitor spending reached $2.44 billion in 2024. The Healdsburg Municipal Airport saw a 20.5% increase in passengers from the previous year. Healdsburg features 92 wineries, including 14 in town, a historic downtown, and is a 90-minute drive from San Francisco.
In November 2024, AWH Partners acquired a dual-branded Residence Inn/Fairfield Inn & Suites property in Broomfield, Colorado. The 212-key hotel, located between Denver and Boulder, was the company’s first post-COVID acquisition under its targeted income strategy and is now managed by Spire Hospitality.
