Houston-Area Holiday Inn Express Listed at $11.6 Million as Cypress Corridor Expands

HVS Brokerage & Advisory has listed the Holiday Inn Express & Suites Houston NW–Highway 290 Cypress for sale on behalf of the owner. The hotel is located near U.S. Highway 290 and Huffmeister Road in Northwest Houston and has pricing guidance of $11.6 million.

The limited-service hotel contains 125 rooms and was built in 2016. It is located on approximately 2.8 acres and includes 34 suites, an outdoor pool, fitness center and about 1,152 square feet of meeting space.

The listing describes the hotel as a value-add investment, meaning a future owner could seek to increase income through changes in pricing, expenses or operations. The property is being offered without a management agreement, allowing a buyer to select a management company or operate the hotel directly, subject to franchise requirements.

Financial performance

Marketing materials state that, for the trailing 12-month period ending in June 2026, the hotel recorded an average daily rate of $104.07, occupancy of 59.2% and revenue per available room, known as RevPAR, of $61.58. Room revenue was listed at approximately $2.81 million.

According to the property’s 2025 profit-and-loss summary, total revenue was approximately $2.94 million and net operating income was about $785,000. That represented a net operating income margin of 26.7%, according to the listing.

The materials also state that net operating income rose 18.4% between 2023 and 2025. A pro forma forecast projects that annual net operating income could exceed $1 million by 2028. That forecast depends on revenue growth, operating changes and expense controls and is not a guarantee of future results.

The hotel’s average daily rate was reported at approximately $90 in 2023, $99 in 2024 and $102 in 2025. Through June 2026, the rate was approximately $107, according to the listing.

A May 2026 report from hospitality data provider STR showed the hotel’s year-to-date average daily rate rising 3.1% to about $106. The listing states that this outpaced the hotel’s competitive set by 4.9%. It also reported increases in the hotel’s average daily rate penetration index and RevPAR penetration index, measures used to compare performance with competing hotels.

Franchise and property condition

The hotel currently operates under the Holiday Inn Express & Suites brand, part of IHG Hotels & Resorts. The listing states that the property is expected to qualify for a new 15-year franchise license agreement at closing, pending IHG approval.

IHG completed a quality evaluation in October 2025, according to the sale materials. The hotel received scores of 100% for brand safety standards and major brand standards. It received scores of 98.5% for important brand standards, 94.1% for condition and 97.9% for cleanliness.

A property improvement plan related to a change in ownership has recently been ordered. The listing did not specify the cost or scope of required work, stating that the plan would be placed in a virtual data room once received.

More than one-quarter of the hotel’s rooms are suites. The configuration may support demand from business travelers, extended-stay guests, families and small groups, according to the marketing materials.

Local demand drivers

The property is in the Highway 290/Cypress corridor, an area serving Northwest Houston and nearby suburban communities. Historical hotel production reports cited in the listing show demand from corporate, government, health care, education and extended-stay travelers.

Several planned or ongoing developments could add employment, construction and visitor demand in the area. The Houston Texans have announced the Toro District in nearby Bridgeland, an 83-acre development planned to include the team’s headquarters and training complex. The project is being developed with Harris County and Howard Hughes and is anticipated to be completed in 2029. The materials cite an estimated $34 billion in economic impact and approximately 17,000 regional jobs, though those figures are projections.

Industrial projects along Highway 290 include H-E-B’s 500-acre distribution campus, Grainger’s 1.2 million-square-foot distribution center expected to open in 2026, and Prologis Legacy Point, a logistics park planned at five million square feet. The Prologis project is projected to create between 2,000 and 3,000 jobs.

Hospital expansion is also planned in the area. Memorial Hermann Cypress has begun work on a $277.5 million tower expected to add roughly 200 beds. Houston Methodist Cypress has announced a $104 million expansion expected to add about 80 beds.

Residential development in master-planned communities including Bridgeland, Jubilee and Sunterra may also produce hotel demand from construction workers, relocating residents and visiting families.

Pricing and replacement cost

At the $11.6 million guidance price, the property would be valued at about $92,800 per room. The listing states that comparable new limited-service hotel construction in Houston is estimated to cost more than $150,000 per room.

The marketing materials cite higher construction and financing costs as factors that may limit competing hotel development. A buyer’s decision would also depend on the pending property improvement plan, franchise approval, market conditions and the hotel’s future operating performance.
