HVS Brokerage & Advisory announced the sale of the Comfort Suites hotel situated at 1055 McNee Road, Houston, Texas. The property, which includes 55 rooms, was sold to MC Hanuman MHM Inc., a Houston-based company. The seller, Avalon Sai Hotels LLC, is also based in Houston.
The Comfort Suites, constructed in 2002, is strategically positioned within the Texas Medical Center and NRG Park area. This location is noted for its high land costs and limited franchise options, making it a desirable area for both business and transient guests. The hotel’s proximity to various dining, retail, and entertainment venues adds to its appeal.
The Texas Medical Center is recognized as the largest medical complex in the world, covering over 1,300 acres and housing more than 54 medical-related institutions. These include the University of Texas MD Anderson Cancer Center, Texas Children’s Hospital, and Memorial Hermann Texas Medical Center. Additionally, NRG Park serves as a multifaceted complex for tradeshows, conventions, and sports events. The facility is set to host seven matches of the 2026 FIFA World Cup, which is expected to attract a significant number of visitors to Houston.
The transaction was completed despite the Comfort Suites’ bankruptcy situation, which imposed a compressed timeline for marketing the listing. The sale process included multiple rounds of offers, generating substantial interest and resulting in significant non-refundable deposits and expedited closing terms. The buyer, MC Hanuman MHM Inc., committed nearly $1 million in non-refundable earnest money on the first day of the purchase and sale agreement and closed the deal ahead of schedule.
