A summary of European hotel transactions provided by HVS

German Civil Service Association acquires Park Plaza Berlin from Union Investment

The German Civil Service Association has acquired the four-star, 169-room Park Plaza Wallstreet Berlin Mitte in Germany, from German real estate investment manager Union Investment’s Unilmmo: Deutschland open-ended fund, for an amount reported to be around €36 million (€213,000 per room). The property is situated in the historic centre of East Berlin, approximately 1 km east of Check Point Charlie and the Gendarmenmarkt. The hotel includes a restaurant & bar and five meeting rooms. The fund has owned the property since 1992, converting it into a hotel in 2005, and the operating lease is nearing expiry. The disposal forms part of Union Investment’s strategy to rejuvenate the portfolio of the UniImmo: Deutschland fund. 

A&O Hostels acquires DoubleTree by Hilton London – Docklands Riverside

German hostel owner-operator A&O Hostels has acquired the former four-star, 378-room DoubleTree by Hilton London – Docklands Riverside in the UK. The property is situated in London’s Southwark borough by the River Thames, opposite Canary Wharf. The property includes a restaurant, three bars, 13 meeting rooms and a private pier with an electric water taxi service to Canary Wharf that will be provided complimentary to guests. Starting in January 2026, A&O will invest some £21 million in phased renovations that are planned to increase the room count to 500 and the bed count to 2,100, with the hotel remaining open throughout. This will be the first A&O hostel in London. The group now operates 44 properties in Europe, totalling some 30,000 beds. 

Turenne Hôtellerie acquires Novotel Nantes Centre Gare in France

Turenne Hôtellerie, the hotel investment arm of French private equity firm Turenne Groupe, has acquired the four-star, 105-room Novotel Nantes Centre Gare in France. The property is situated in central Nantes between the congress centre and the main train station. The hotel includes a restaurant, bar and two meeting rooms. Following the acquisition, the hotel will undergo a major renovation programme aimed at enhancing the guest experience. In July 2025, the Turenne Groupe sold the four-star, 198-room Hôtel Mercure Nice Centre Notre-Dame, as reported in this newsletter. 

Black Label Hotels acquires Hotel de’ Medici in Bruges, Belgium

Dutch owner-operator Black Label Hotels has acquired the four-star, 101-room Golden Tulip Hotel de’ Medici in Bruges, Belgium. The property is situated on the banks of the Potterierei canal near the historic city centre. The hotel includes two restaurants, a bar and eight meeting rooms. Following the acquisition, BLH plans to extensively renovate the hotel to enhance the guest experience. The group operates a total of nine hotels across the Netherlands, Germany and Belgium. 

Eternam acquires Hotel Charlemagne By Happyculture in Lyon, France

French investment firm Eternam has acquired the four-star, 117-room Hotel Charlemagne By Happyculture in Lyon, France, through a club deal structured as an FPCI. The property is situated in Lyon’s Confluence district by the Lyon-Perrache train station. The hotel includes a restaurant, bar and eight meeting rooms. Following the acquisition, Eternam plans to fully renovate the hotel’s rooms and common areas, upgrade it to ESG standards, and add 15 additional rooms. 

BLS acquires Trefeddian Hotel in Aberdovey, UK

BLS UK Hotels, the hospitality arm of Indian technology services company BLS International Services, has acquired the four-star, 59-room Trefeddian Hotel in Aberdovey, UK, from the Cave-Browne-Cave family for £6.55 million (£111,000 per room). The property, which had been owned and operated by the family for over 100 years, is situated in Mid Wales on the coast near Snowdonia National Park. The hotel includes a restaurant, bar and spa area. The acquisition forms part of BLS’s strategy to diversify its business portfolio. 

Neskovic Group acquires In Hotel Belgrade in Serbia

D.N.Z.- Neskovic, the hospitality arm of Serbian conglomerate Neskovic Group, has acquired the four-star, 187-room In Hotel Belgrade in Serbia. The property is situated in the business centre of New Belgrade between the Sava convention centre and the Belgrade Arena. The hotel includes a restaurant, two bars and five meeting rooms. D.N.Z.- Neskovic also owns the four-star, 75-room Hotel Balkan Belgrad.
