Access Point Financial, a direct capital provider, has announced the issuance of a $55 million loan to H&S Properties Development Corp. The loan is intended for the refinancing of a four-hotel portfolio located in Maryland. The properties include the dual-branded Courtyard Aberdeen at Ripken Stadium and Residence Inn Aberdeen at Ripken Stadium, as well as the dual-branded Hilton Garden Inn Baltimore Inner Harbor and Homewood Suites by Hilton Baltimore.
The loan features a floating rate, a four-year term, and an option for a one-year extension. The funds will be utilized to refinance existing debt on the properties and to provide capital for a property improvement plan (PIP).
The Courtyard and Residence Inn in Aberdeen, located at 830 Long Drive, are designed to resemble Oriole Park at Camden Yards. They are situated near The Ripken Experience Aberdeen and Interstate 95. The location is also in proximity to Aberdeen Proving Ground, Susquehanna State Park, and Bulle Rock Golf Course. Nearby businesses and distribution centers include Pepsi-Frito Lay, Wayfair, Webstaurant Store, Amazon, and Clorox. The hotels share amenities such as two restaurants, an indoor pool, a fitness center, and 1,200 square feet of meeting space.
The Hilton Garden Inn and Homewood Suites in Baltimore are located at 625 S. President St., near the Inner Harbor. They are within a mile of the National Aquarium, the Baltimore Convention Center, and Johns Hopkins Hospital, and less than two miles from M&T Bank Stadium and Camden Yards. The hotels offer a fitness center and dining at the Garden Grille & Bar.
